PIER & BEAM 5-Year Warranty

Level Best will readjust piers at no cost if settlement causes excess slope within five years. This warranty is transferable to subsequent property owners.

Foundation Basics

Foundation Settlement and Movement

 Foundation settlement can result from building on expansive clay, compressible or improperly compacted fill soils, or poor maintenance. Water is often the primary cause, as certain soils swell or shrink with moisture changes. High clay content soils are more susceptible to this movement.

When unstable soils are used as a foundation base, differential movement can occur, leading to cracks and structural damage. Uniform soil swelling typically poses no issue, but partial slab settlement can cause significant problems.

In residential properties, slab settlement can lead to structural damage, accidents, and decreased property value. Issues such as poor drainage, tripping hazards, uneven floors, cracks, and equipment malfunctions may arise.

Pressed Concrete Pilings

 Pressed Concrete Pilings offer a quick and clean solution for home piering. The system includes 5000 PSI pre-cast concrete pilings (6” diameter, 12” tall), pier caps, spacers, and steel shims. These pilings are hydraulically driven into the ground to refusal, achieving twice their installation force due to soil mechanics.

This method has successfully leveled thousands of homes, thanks to the depth and support strength of the pilings.project is completed on time and within budget.

Pier & Beam

There are two types of pier & beam foundations: those with a concrete grade beam around the perimeter and those without.


Concrete Pier & Beam:

  • Homes with a concrete grade beam can have their perimeter lifted using concrete pressed pilings.


Adjusting Interior Floor Levels:

  • Floors rest on beams (typically 4x6 inches) supported by piers (poured concrete, pre-made blocks, or cedar stumps).
  • Floor levels are adjusted by raising the beam and adding or removing steel shims. Failed supports may need replacement.


Preventing Failure:

  • Keep the foundation dry to prevent moisture-related failures.


Wood Replacement:

  • Wood under the floor may need replacement if damaged by moisture or insects.
